Staging Your Home Quick Tips

When you get ready to place a home on the market for sale it becomes a product. Like any product on the shelves at your local store it has features and benefits, pros and cons. There is also other inventory on that shelf with similar features and benefits. Pricing your home correctly and staging your home is vital to gain a competitive edge in your marketplace.

 Once you sell your home you’re going to move to your new address, start to de-clutter and get ready for your move by packing up your things early. It’s hard work but at the end of the day it will position your home’s features and benefits in “pretty packaging” so you can get top dollar for your property.

Follow these simple steps to get started:

Rearrange furnishings or move furnishings from room to room as needed to create more space.

  • Are countertops free and clear?  
  • Dust everything.
  • Have you removed unnecessary furniture throughout the house? Remove large non-furniture pieces, or anything that looks like clutter.
  • Remove the magnet gallery and coupon collection from the refrigerator.
  • Pack up all collections and small things to avoid clutter.
  • Decrease the number of family photos on shelves, pianos and tables. Keep it simple to three or four per wall.
  • Reduce the number of wall hung photos and paintings in every room to one large piece on a wall or a small group of three. Make sure they are hung at eye level.

Check the bathrooms.

  • Are the surfaces clean and clear?
  • Are shower curtains and doors hung properly? Invest a few bucks into new towels and shower curtains.
  • Is the flooring clean and fresh?
  • Are towels neatly hung?

Repair and repaint cracks on walls and ceilings.

  • Is paint and wallpaper fresh and clean? Paint if needed, choose neutral colors.
  • Are the walls free from holes?
  • Are there any colors or objects on the walls that need to be removed? Keep it simple and clean.

Most carpets need to be cleaned. Have them professionally cleaned before coming on the market.

  • Is the carpet clean and free from stains?
  • Are hard surface floors clean and free from stains?

Check windows and window coverings.

  • Are all the windows clean?
  • Are draperies and blinds clean?

 

How’s the aroma?

  • Try to air out the home prior to showings.
  • If air freshener is necessary, use well before showings as a consideration to those with allergies.
  • Be aware of pet odors.
  • Are there any signs that this is a pet’s home? Be sure to clean and remove kitty litter, pet toys and bedding. Also, move cat and dog dishes so they don’t interfere with the buyer’s walk around the room.

If in Doubt, Just Remember:

  •  Buyer’s only know what they see, not how it’s going to be.
  • To create more room, remove some furnishings or move them around and use them in other spaces.
  • Marketing your home is different than living in your home. 
  • Check all light fixtures. Are they working properly? Replace all burned out light bulbs. Look for dark hallways and corners and increase the wattage of bulbs in those areas.
  • Make sure there are lamps with adequate bulbs in dark corners and turned on for showings.
  • Repair or replace broken light switches and switch plates. Clean any dirty areas around them.
  • Keep all curtains and blinds open during the day to let in all light and views.
  • Pack up all valuables to protect them.
  • Take a hard look at your house plants, if plants don’t look healthy and give them away. Water and prune them accordingly.
  • Fireplaces need to be cleaned out. Glass doors should be cleaned. Mantels and hearths need to be cleared off except for a very few focal pieces.
